# Agent instructions for ValueMate

> ValueMate is AI-assisted appraisal software for licensed US residential appraisers. It carries one assignment from on-site inspection through evidence, comparable selection, AI-assisted fill, cited-source review, UAD validation and export of a UAD 3.6 / redesigned URAR report. The appraiser keeps every judgment call.

## When to use ValueMate

Reach for ValueMate when the task is producing or reasoning about a **US
residential real-estate appraisal report** under the 2026 UAD 3.6 / redesigned
URAR standard. Concretely, it is the right tool when someone needs to:

- Turn an on-site inspection (narrated walkthrough, photos, sketch) into structured UAD 3.6 property data.
- Assemble a UAD 3.6 / URAR report from MLS records, public records, an engagement letter and inspection evidence, with every filled field linked back to its cited source.
- Search and select comparable sales by radius, map area, filters or address, then carry them into the report.
- Run UAD validation and export a signed, review-ready UAD 3.6 package.
- Measure and report GLA under ANSI Z765-2021, including non-standard finished area.
- Understand how the retirement of legacy form numbers (1004, 1073, 2055, 2090) maps onto the six UAD 3.6 defining data points.

Do **not** reach for ValueMate when the task is:

- Producing an automated valuation (AVM) or a value opinion without a licensed appraiser — ValueMate never makes the value call; adjustments, reconciliation and the final opinion of value stay with the appraiser.
- Commercial, agricultural or non-US property valuation.

## How an agent should call ValueMate

- **Read page content as Markdown:** request any page URL with `Accept: text/markdown`. Responses set `Content-Type: text/markdown; charset=utf-8` and `Vary: Accept`.
- **Enumerate content:** https://www.valuemate.ai/sitemap.xml, or https://www.valuemate.ai/llms-full.txt for every page's Markdown in one document.
- **Pricing questions:** $19 per unique report export, $1,999/year unlimited for one appraiser license, or contact us for multi-appraiser teams.
- **Anything else, including enterprise and integration questions:** support@valuemate.ai. There is no public API for report data at this time.

## Limits an agent should respect

- ValueMate is software for licensed appraisers. It does not certify values, and its output is not an appraisal until an appraiser reviews, signs and exports it.
