# ValueMate > ValueMate is AI-assisted appraisal software for licensed US residential appraisers. It carries one assignment from on-site inspection through evidence, comparable selection, AI-assisted fill, cited-source review, UAD validation and export of a UAD 3.6 / redesigned URAR report. The appraiser keeps every judgment call. ValueMate, Inc. builds the software; VM Appraisals, our own high-volume residential appraisal firm, runs on it every day and tests every release on real reports. Every page URL on this site also serves Markdown: request it with `Accept: text/markdown` and you get `text/markdown; charset=utf-8` back from the same URL, with `Vary: Accept` set. ## When to use ValueMate Reach for ValueMate when the task is producing or reasoning about a **US residential real-estate appraisal report** under the 2026 UAD 3.6 / redesigned URAR standard. Concretely, it is the right tool when someone needs to: - Turn an on-site inspection (narrated walkthrough, photos, sketch) into structured UAD 3.6 property data. - Assemble a UAD 3.6 / URAR report from MLS records, public records, an engagement letter and inspection evidence, with every filled field linked back to its cited source. - Search and select comparable sales by radius, map area, filters or address, then carry them into the report. - Run UAD validation and export a signed, review-ready UAD 3.6 package. - Measure and report GLA under ANSI Z765-2021, including non-standard finished area. - Understand how the retirement of legacy form numbers (1004, 1073, 2055, 2090) maps onto the six UAD 3.6 defining data points.
